Teri's Terrific Tips for Home Buyers
  • Talk to several loan specialists and find out how much you can qualify for before you look at houses
  • Save for a down payment
  • Maintain a good credit rating,  paying bills on time, don't buy large expensive items (ie cars, boats, RVs) just before you want to buy a house
  • 1st time home buyers check with your city or county for down payment assistance programs
  • Communicate your wants and concerns to your Realtor®  so they can find you the best home within your budget
  • When is a good time to buy?
There are several questions to answer first:
1. How long will you be staying in this home?  Staying less than 5 years MAY mean little or no equity
2. How is your credit?  Lower credit scores mean higher interest rates
3. Are there homes on the market you love?  Waiting may mean missed opportunity for the right home
4. But you say you want to wait for the bottom!  The problem is we don't know we've hit bottom until the market starts going up again
5. Everyone's situation is different be sure to consult with the appropriate professionals ( financial, legal, and real estate) to help you
6. Thinking of purchasing an REO? (Lender owned property)  I'd be happy to talk to you about what there is to consider in evaluating these properties

Teri's Terrific Tips for Seniors
As a Senior Real Estate Specialist® my job is to consult with seniors & their families to help them make informed decisions about their homes & investment properties.
Some items to consider:
1. Will my current home suit my future needs?   2. Can I afford to maintain my current home?  3. What options are there for remodeling my home?  4. Does a reverse mortgage make sense
for me?  5. How will my decisions affect my heirs?  6. How are my investment properties affected?  7. What are my other housing options?

These are some of the questions that come up as we age, I am here to help you find the answers by working with you and other professionals that specialize in your areas of concern.
Call me if you have any questions or need help finding a resource, also check the
links page for some of my favorite sites.
Times are difficult right now, please don't be embarrassed by your situation, ask for help early, DON'T pay for loan modification or other "save your home" programs, many are just scams.
Check directly with your lender,
HUD, or the California Department of Real Estate regarding your options or call me and I can help point you in the right direction.

Our current market conditions has brought out the scams

Avoid contacting the "We buy homes" people advertising via signs along the road ways, most are scams to
get title to your property, drain any remaining equity and leave you holding the bag

Also be careful of some rental scams starting to surface,  people posing as landlords, and "renting" you
vacant properties they don't own
