5 Steps to Selling Your Home with Home

Thinking of selling your home and don't know where to
start?

That is what I am here for.

A large part of my job is helping you through the process of
selling a home or investment.

There are many factors to consider when you decide (or
have) to sell your property.

As part of the pre-listing process we will discuss your
reasons for selling, what you hope to gain by selling and
how we can best market your property to meet those goals.

Each situation requires a different solution and sometimes
it is just not the right time to sell to be able to meet your
goals.  If I feel your goals cannot be met I will tell you so
and we can try to explore other options for your situation.

The current market is very different from a few years ago,
but in our area property is still selling.  We are fortunate to
live in a unique and desirable community.  I love living in
the Colfax area and bring that enthusiasm to all my
transactions.

The real estate selling process takes time, patience,
persistence and organization skills.  I pride myself being
calm, thorough and professional.  My project management
background helps me keep the process moving forward.

Selling your home:
Some basics

  • Obtaining an opinion of current market value- Request a CMA  for a start, then make an appointment
    for an in home evaluation for a better analysis.

  • Interview agents to discuss their marketing plans and networking- you need an agent that networks
    with many different companies to expose your property to as many buyers agents as possible.

  • An agent that networks well with other agents will be one of your most important marketing tools.  
    The multiple listing service is all about cooperation between agents.  The listing agents 1st job is to
    market the property to buyers and buyers agents.

  • If you are going to sell it yourself, start building your team of advisors and consultants including a
    real estate agent and attorney, expect to pay an hourly rate for these services.  

  • Get your house in order, make the right repairs but don't go overboard, at the very least clean it, wash
    the windows

  • Get it listed, price it right, and make it available.  If you tell buyers they can only see it on the 3rd
    Thursday of the month between 2-4pm you will not get very many showings (you get the point)

  • Be patient, the market keeps changing.  2011 is showing signs of an active market especially in the
    lower end, multiple offers are back for well valued properties.

A senior seller usually has a different reason for moving, it may be
retirement time and realization of our dreams or it could be health reasons
or loss of a loved one.  I have taken the extra steps to attend the Seniors
Real Estate Specialist training to better serve young & older seniors.

This training gives me the skills to work with seniors and their families and
help explore all the options available today for each phase of our lives.
